Livermore Real Estate: Should I wait to buy or sell?
This week in Livermore, we have 64 active properties…inventory has pretty much held steady here week over week for the last several months.
And each week we continue to have about 15 new properties hit the market. Most of which are gobbled up quickly by eager buyers, selling for 105% of list price in an average of 7 days.
We have been consulting quite a few buyers and sellers and of course their number 1 question is…”is this a good time to buy or sell?”
Our short answer to that is…it rarely benefits you to wait.
If you’re a buyer, you can wait for rates to come down but when that happens there will be more competition. So you’re better off focusing on your budget and getting in to the market while you can now.
If you’re a seller and rates go up again that could affect affordability and more buyers may want to negotiate pricing or terms.
Right now we are in a bit of sweet spot where buyers have less competition and sellers are still getting the price they want in most cases.
